The investors will consider all kinds of commercial real estate projects, oil/gas projects, solar projects, green projects, alternative energy projects,  refinancing for commercial real estate properties,new development/construction, rehabs, start ups, refinancing, or acquisitions. They also provide **0% joint venture financing on large scale projects.

These investors do have specific requirements since they are using their own money to loan to others. They prefer to work directly with the principal(s) (person(s) who will sign the loan), if possible. They can fund $**0K to $**0 million and only want to work with serious borrowers.

Also, the Funds Manager will require a due diligence cost, which is a cost to do business. This includes costs for inspections, surveys, feasibility studies, appraisals, environmental assessments, structural/engineering reports, etc. The investors want to do their own due diligence on any project before they put their money up. This cost is between $3,***-$7,**0 for commercial projects and starts at $*0,**0 for oil and gas/energy projects. However, this cost would not be due up front. It is only requested when the Funds Manager has thoroughly reviewed the required documents, likes the plausibility of the project, has had an interview with the potential borrower(s), and all are in agreement to proceed with the funding request. This cost is not negotiable or refundable. It cannot be paid as a closing cost either. They don't ask for the due diligence cost until they speak with the borrower and discuss everything and both sides decide to move forward. Once they issue a Letter of Interest (LOI) to the borrower, they have decided to fund the deal, and that is when the due diligence cost will be requested
